When investing in rentals, having the right realtor can make all the difference:

But there is a problem

  • Having another mortgage to manage can be scary.

  • What about Cash Flow?  Will this property make me enough money every month?

  • Will this all be worth it?

  • Should I hire property management?

  • What if a tenant trashes my property?

  • What about taxes?

  • How much money do I need?  How do I get a loan?

Is the market appreciating without you?  Don’t lose any more time. Hire a seasoned investor as your broker to help make your investment Dreams Come True.

What about management?

Self Manage - Avail is our favorite management software (to manage it yourself)
I have several clients that use this software. We all seem to love it and it is free for one property and only a few dollars for additional properties.

  • They have leases, background checks, credit checks.

  • Marketing to multiple websites - host all of the photos and details

  • Report of when rent is due and if it is late automatically sending tenants reminders.

  • The collect and deposit rent electronically to our account

They have a maintenance request system. Visit website →

Hire a Management Company - The Source Property Management is my favorite management company - outsource your management and just wake up to a check in the bank. My personal contact there is: Briana Sullivan, Manager: 970-400-7480, briana@theSourcePM.com

I hold The Source in very high regard. They have decades of experience. The Source Property Management is an associated business of The Group Real Estate. At the Group we all decided that there needed to be a high quality property management resource we could provide to our clients.

  • Last time I talked with Briana, their fees went something like this.

  • $350 Set up fee for photos

  • $100 Leasing Fee - I think each time they re-lease the property - not sure if it applies for renewals

  • $200 slush fund while leasing the first time for lawn mowing etc. Refunded once some money is in the bank

  • 10% Rent Management fee

  • No Upcharge on repairs.

  • Here is their sample contract
